Every new roof comes with some form of warranty coverage, but not all of them are the same. This is why you need to review and compare the warranty paperwork before you make your choice. In today’s post, local roof replacement company Innovative Roofing & Siding, Inc. shares the things you need to look for in your roofing warranty.
Manufacturer Warranty
Also referred to as material or factory warranty, manufacturer warranties cover roofing problems caused by manufacturing defects. It should clearly state coverage, which generally includes replacement of the defective materials. Note that not all warranties cover the labor costs for tear-off, installation, and disposal. Reputable manufacturers like GAF may provide coverage for labor depending on the level of warranty.
Workmanship Warranty
Workmanship or installation warranties cover roofing problems caused by installation errors. It’s common for local contractors to offer guarantees, which can be separate from the roofing warranty itself, and would sometimes extend to roof leak repair work in addition to installation services. Some manufacturers offer their own workmanship warranties under certain conditions. For example, a roof may need to consist of a minimum number of products, and must be installed by a credentialed contractor.
Exclusions
Exclusions are conditions that are not included in the warranty coverage. Some conditions under exclusions may also be reasons for the coverage to be voided. One of the most common exclusions is neglect due to lack of maintenance. Warranty coverage could be voided if the homeowner cannot present proof that they’ve been keeping up with scheduled maintenance.
Years of Coverage
Warranty coverage begins once the new roof is completed. A typical asphalt shingle warranty coverage may have 10 to 15 years manufacturer warranty and up to 2 years on workmanship. Some manufacturers offer upgrades, at cost, that may extend coverage for one or both.
Transferability
Transferable warranties are warranties that continue coverage when the house changes ownership once. Even if you’re not looking into selling your house now, it is nevertheless a good feature to have just in case you do. Transferable warranties can raise the house’s value and can make it more attractive to prospective buyers.
